10 Strategies for Selling Your Home

So the time has come. You’re expanding your family and your cramped two-bedroom house just isn’t going to cut it anymore. Or, you got an exciting new job across town and need to relocate. Maybe you just feel like it’s time for a change.

Whatever the case may be, you find yourself needing to sell your house. But where do you start?

Here are a few different strategies on how to sell a house.

1. Prepare Your Home

Step one is preparation. Do you have a toilet that has a wonky handle? Maybe your cabinet is missing a knob?

These small issues, though they don’t bother you in your regular daily life, can be a turn-off to potential buyers.

Try simple things like a fresh coat of paint or filling in holes from nails. 

2. Show Your House Off

How are you going to find a buyer if you don’t show people what they’re buying?

The answer is, you’re not. That’s why it’s important to do as many showings as possible of your house. You can try an open house or having a realtor bring people through. The key is to get as many people in as possible.

3. Find a Good Agent

It’s hard to sell your home all by yourself. Some may say it’s even impossible.

Find a good real estate agent that can help you sell your house. They know the best strategies for negotiating, plus they have connections to buyers and an understanding of the housing market.

4. Do Your Homework

Even though your agent will do a lot of the heavy lifting, it’s important to do your own homework as the homeowner. Take a quick trip to your dear friend Google and see what small upgrades you should be doing, what other houses in the area are selling for, and what to highlight to ma,e your house stand out.

5. Price it Right

The most important part of selling a house is how much you’re trying to sell it for.

Take a look at competitive houses in your area. How much are they being priced? Your house should be priced within that range to sell fast but also maximize your payout.

6. Try to Keep Emotions Out of It

If you’ve been in your house for a long time, it’s just going to be emotional when you have to leave it. It’s impossible not to have some strong feelings regarding your beloved home.

That being said, you should try to remain as level-headed as possible. Take deep breaths and try to remember that you’re moving on to better things and opportunities. Do your best to not get overwhelmed.

7. Maximize Light

If one of your light bulbs in the bathroom has been out for you don’t know how long, now is the time to go ahead and change it.

The more light you can bring into your house, the better it will sell. Light adds a warm and inviting atmosphere to your home.

8. Don’t Worry About a Complete Makeover

Though you should do small touch-ups before selling, a full renovation is not necessary to sell your house. It will just take time and money that should be spent in your new space.

9. De-Personalize

As much as you love that family photo on your mantle or those posters of your favorite boy band, your potential buyers want to see their family in there. Not yours.

Remove personal items from the space, leaving it neutral and sellable.

10. Sell to a Direct Buyer

If you don’t have the time and money to get a real estate agent and do a bunch of research, find the resources online to get your home sold fast.
